Foreclosures in El Dorado county, as with most of California, are happening at an alarmingly high rate. Affecting approximately 1 in every 1500 residents.

With these bad loans so easily attainable, these rather expensive homes became easily accessible to everyone. Most all who purchased from '04 to '07 now owe more than these homes are worth, and many are awaiting rate adjustments on their loans.
The remainder of the county also experienced a building boom, with individual projects popping up on nearly every vacant piece of land. With a multitude of older homes already in existence, this has created a very diverse landscape I like to call the “Mansion next to a Shack” look.
Although many of these newer home owners may be struggling, those in the older homes are not immune as Refi’s were also experiencing record numbers of people trying to take advantage of their new found equity. Unfortunately for those who maxed out during the boom, they too may now be struggling.
Judging from the number of homes on the market today, selling the property is an option many are trying to avoid foreclosure.
